With housing costs representing 30% of the inflation index, higher rates are a self fulfilling prophecy in terms of driving the index and rents in particular. If government and the BoE have any joined up thinking they will know that...
This is why you have to think very carefully about being landlord. If the tenant is on benefits then they can pull on legal aid, and that means if they are EA10 qualified you will face an automatic discrimination claim...
You can give an accurate factual reference or none at all. The reason being that fake references are rife these days, so are fake payslips and phoney employer references. If you are found to have given a phoney reference you...
You can call the County safeguarding team. Don’t expect much but it’s something you should do Also, check their references and see if their declared profession is compatible with their claim of disability. There are a lot of fraudulent references...
Insidious legislation. This is why telecoms has become toxic. Getting planning permission for the roof, for solar or storage can be used to urge them to relocate.
For this reason leaving the existing leases to run is the better choice. Even if it means no reviews. The telco then has to terminate to get a new lease and that can have implications on their Code rights.
You don’t need to sign a new one. They have a statutory lease. If they have paid rent after the expiry date for a number of years that’s the case. Have they served a notice unt L&T Act? If not...
A reference checked Project Manager claiming a £90k income was, after 2 months declared to be a disabled (with spurious conditions) on benefits. Obtaining possession following refusal to pay reviewed rent has cost 6 figures. Things to learn: 1. Unfortunately,...
The problem with institutions like Shelter etc is that they are not exactly going to resolve their purpose and ever say the job is done and dissolve themselves. They intend to expand their power and influence. This is the UK...
There are 3.5m housing units in London This is another case of disproportionate, fallacial misconsideration supporting yet more populist nonsense. I do wish people would stop jumping on every bandwagon they see.
Ian is right. The Code make telecoms pretty toxic. You may have a break clause for such works. The income loss aside, the methods the operators will use are often aggressive and set out to damage you in terms of...
I have a tenant (a “professional”) who has reported repairs to the council, but who will not allow access to undertake the repairs. The council say they intend to enforce. Has anyone experienced similar?
Don't touch them, or you undermine the purpose of CCJs. Also check the references yourself. The number of fake references is increasing. I have seen a £120k a year "professional" suddenly declare they are an unemployed disable person. There is...

You can charge them to do that, as a service charge at cost or comparable cost. Or don’t do it ! Unless your lease states otherwise, of course

Is the old lease expired? If it’s run over the date you might be able to argue the lease is statutory under the 54 Act and continues at the old rent.
