Bizarre that a freeholder of a leasehold block can prohibit pets and seemingly get away with it but an individual residential landlord cannot. I cannot see tenants bothering to ask for permission.
I had a tenant, a young mum with a baby, who ignored all my advice, never opened windows or trickle vents, dried clothes on the radiators, and failed to report a non working extractor fan in the bathroom. Fortunately she...
The 1954 Act, by virtue of its longevity, is well known and understood in commercial property circles. I spent 42 years in the sector prior to retiring. The market has always shown an ability to adapt to changing circumstances. Leases...
Oh dear. You don't quantify the damage value? Before going down any route ask yourself if it is worth the aggro. There is little point in winning a claim if the ex tenant is skint. Most landlords on this forum...
Rees Mogg is no longer Leader of the House of Commons. He is now a mere backbencher. Never my favourite MP, but in this case I cannot disagree with him.
I share and feel your pain. Some years ago I had a young mum renting one of my modern well insulated houses. I had coached her about ventilating the house and keeping it warm. She had a small baby so...
Thanks everyone for your helpful comments. The term I was looking for was "Permitted Occupier". I have been told that the situation is temporary as the grandson has family issues and is awaiting the sale of his family home pending...
As others have said - you need to have gas safety certification if there is gas at the property - this is absolutely vital. You also need an electrical certificate and an Energy Performance Certificate. Does the local authority operate...
"The first duty of any bureaucracy is to protect itself". This quote from Ronald Reagan holds true. When the ban on smoking was introduced in the mid noughties, Birmingham City Council recruited an army of "Smoking Wardens" to snoop around...
I had a similar situation a year ago and took a pragmatic view and released the tenant. I relet the property almost immediately to a much better covenant. I agree with the comments above.
I absolutely agree with you about the ventilation. Problem is that heat and ventilation are not intuitive bedfellows and tenants tend not to ventilate properly when it is cold. i am speaking from personal experience of a house that was...
Adding more and more insulation to older properties usually results in condensation and mold. This then gives rise to accusations of poor housing conditions and villainous landlords. Buildings have to breathe. I can see more investors heading for the exit.
Can I correct a comment by Julian Wordsworth. Citizen’s Advice is NOT government funded - it is a Registered Charity and it offers advice to all comers, including landlords. The only time they would decline advice is if they were...
I recently tuned down a tenant who offered an extra £50 per month over the asking rent to keep a large dog in a small bungalow with a tiny garden. I did once relent on allowing a pet cat some...

"Don't do as I do, do as I say...." Staggering socialist hypocrisy from the type of landlord that gives all good landlords a bad name. Shameful.

I agree with those who say settle and let them go. It really is a no brainer.

I would not recommend “moving in and changing the locks” as suggested above. As others have said, you need the advice of a specialist lawyer.

"The first duty of any Bureaucracy is to protect itself and then expand". Ronald Reagan said this in his memoirs, and it rings true.
