And there are suggestions that tenants should be allowed to sublet legally? I think that it could easily lead to this situation. It's probably happening more than we know already. Tenants can get as greedy as us dreadful landlords!
Slight distortions going on here, though it is difficult to accurately discover the whole story. Jackson mentions 900 properties without Gas safety certificates. Apparently these were carried out during the month before selective licensing was introduced (see related article on...
I don't quite understand what electrical check he is asking for. The landlord is normally responsible for the check to be done, as he will retain the certificate (every five years I think it is) so have you been there...
Recently there was talk of not allowing landlords to ban subletting in AST contracts. This seems to have died down, but it shows the complete lack of understanding by the government on the issues surrounding housing law, which you have...
Not my area of expertise, but I thought that the exchange date was the one to use for Tax purposes not the completion date? Maybe it doesn't apply to stamp duty, but I know it does for tax.
Go for it Kathy. You have done the right thing and surely shouldn't be penalised for losing your copy (or can you - is that the crux of the matter here?). If they are saying they have proof it wasn't...
Well I wonder how that is avoided. Is it the wording or what? You are bound to be able to have separate tenancy agreements that are not simply joint and several surely.

I don't quite understand this, mainly because I use mydeposits insurance based scheme and perhaps it is a little different. There are three parts - the certificate itself, the prescribed information and the Information for tenants leaflet. The DPS should...
Well quite Romain! Thanks for your reply. The analogy was that you can't share a pair of trousers (it doesn't bear thinking about.....lol). I did ask him to repeat it several times but the answer was the same - there...
Thanks for those options Mark. I hadn't considered the lodger option before and that may well be a solution, but it still doesn't get over this ridiculous situation where a luxury 2 bed flat can still be considered an HMO....

Thanks for the information Tessa. Is it still necessary to inform the "mydeposits" or whoever, that the tenancy is entering a statutory periodic tenancy and then re-issue the certificate to the tenants, or has that gone too?
Reply to the comment left by "Nick J" at "19/03/2015 - 15:42": I know that in the new laws coming into Wales they want to make it easier for someone whose husband/wife leaves so that they are left looking after...
I have mixed feelings about this. I have run one HMO for professionals for 15 years and it is a nightmare because of the law and Council rules, which often conflict. The current legislation to cover this arrangement is hopeless,...
I cannot believe that a landlord would supply an integrated cooker (an indication that this property is not just the basic) - but only be responsible for it until it packs up. What sort of agreement is that? Let's assume...
