Hoping too much for an example data audit. I see there are 2.5M LL in the UK (Independent https://www.independent.co.uk/news/business/news/housing-market-buytolet-landlords-investors-record-high-despite-tax-hike-stamp-duty-a8292146.html), I would have thought the ICO would produce specific help, as we are apparently amateurs who often accidentally happen to be...
In addition to the privacy notice it seems internal paperwork is required too Has anyone a filled in copy of the gdpr-documentation-controller-template spreadsheet from the ICO website I can crib?
Problem with the zebra thing is the big zebras saunter off untouched by the lion, who eats loads of defenceless little zebras. I mean when did the HMRC ever go to lunch with you to discus how much tax you...
All you can do is CYA and hope for the best. For me - Register with ICO - Move email onshore (hostinguk.net labours the point :) ). - including restoring historic data to a live system so I can delete...
This is just the start, once the tenants get these rights, they will exercise them maliciously or under orders. Now when you give tenant a S.21, the council will, just after telling them to stay until the bailiffs arrive, tell...
Reply to the comment left by Robert Mellors at 13/05/2018 - 23:10I saw a good bit in the RLA template, in the section where it says email may be stored abroad, it says "You need to refer to the provider...
Vying for most popular topic yet :) I have just transferred all email to a UK provider, android is really happy about that! Next issue, filling in the RLA privacy notice, I find it too specific, naming insurance companies, plumbers...
OK, next query, not addressed on RLA guide, Roberts comprehensive example etc. Which of these services must I ditch, I am sure I am not the only one who needs to work this bit out? GoogleDrive I pay google for...
Reply to the comment left by Robert Mellors at 24/04/2018 - 22:48I guess the answer in all cases is to tell the tenant to contact the tradesman. The only thing more forgetful than a plumber is a tenant, I will...
Reply to the comment left by Chris Clare at 24/04/2018 - 09:05I get that I have a contractual right to pass on contact details to a plumber say, but does the plumber need to be registered etc. I can see...
Hopefully the law will change sometime to make the lease extension a paperwork exercise, it is bonkers that a 5k extension could cost more in fees. Don't hold your breath ps I saw a comment said if the buyers ask...
Make sure you keep very clear records of attempts to repair/inspect whatever they report. You would not want them trying to sue you for falling through the rotten floor that you have failed to repair.
Recently went thru FTT dealing with costs on a S20 process that has been running for over 5 years. Managing agent was doing no work, but had the temerity to refund the fees he had already charged for his work...
For self management, I use the NLA AST, just scanned it and cannot see anything about a contractual periodic tenancy. Any idea of a body to join who are up to date on stuff like this?
I thought for RTM with commercial involvement you could go ahead if the residential part was more than 75% of the area. With 17 flats it is hard to believe the commercial bit is over 25%. The FH cannot increase...
The number of rip offs around LH are legion. The legal fees even when you win stems from the LVT/FTT having control of service charges not administration charges, so if the agent tries to recover the fees via the service...
You have another possible problem, when you next pay service charges, they may just apply these to the ground rent and then demand the rest of the missing service charges, maybe with late fees. Then it is pay up and...
Or you could wait a bit and hope the law changes, under the current setup once you serve the notice the FH is free to go ramp up fees all at your expense. Should just be the mean of say...
You might ask andy on the link for the case number, then you might cite that as an excuse to reduce it to £25. http://www.landlordzone.co.uk/forums/showthread.php?35969-Reasonable-late-payment-fee-admin-charge&p=282732#post282732
