Had a long career in social housing with Local Authorities and Housing Associations prior to working freelance and building property portfolio. I had extensive experience of running frontline operational teams including for example homelessness units so know what its really like at the sharp end. Having extensive experience of the social rented market I could transfer some of these skills and knowledge to the private rented sector. I have properties in joint names with my partner and jointly in a company mainly in the N East where I now reside.

Good Question. I have been keeping up to speed through various feeds. I will need a new lettings process but someone will produce a good one to copy. Also improved my compliance recording and reminder system as this will be...

Agreed. The costs and the absurd taxation system is driving landlords away. Not to mention increased risk associated with removing a bad tenant. Have you mentioned any of these points to the NRLA who are supposed to be fighting our...

The risks for landlords may increase with Labour however they may sort out the Courts system. Its unlikely they could possibly be worse than the Tories who have embarked on driving out landlords with Osbornes crazy S24 taxation plus CGT...

Absolutely correct. NRLA have been doing a great job lobbying in relation to Rental Reform Bill. S24 now needs a serious review to halt the PRS crisis. Originally aimed at higher rate tax payers having a tax advantage however another...

Above process is correct, however my understanding is that there will be a clause in the management contract for emergency works. This may just be a temporary fix prior to full works under normal process. Ask company if they can...

Thank you for all your replies which are very useful. I am in contact with my MP over this and will push it again plus seek NRLA advice. The bizarre consequence is that as we don't have much savings (due...

We have had 13 yrs of Tories which has been a disaster for landlords and the country. With massive increase in taxes including the absurd S24 and costly regulation causing a mass exodus. Labour clearly want to focus on the...

Never come across this before. You are absolutely correct. This isn't a legal requirement and the wrong fire extinguisher in the wrong hands will only make things worse. Smoke alarms/heat detector (kitchen) and fire blanket is sufficient. Suggest you et...

Main concern is the appalling and slow court system, however can anyone answer this. When the bill is enacted does the change in possession laws apply restrospectively ie to existing assured shorthold tenancies or just new ones from the date...

I have heard the current and previous CEO speak at various events and they simply state that this battle was lost some time ago. Their priorities and energies are to focus on current battles such as energy efficiency certs and...

Some useful comments such as trying to speak to someone higher up the chain dealing with Ccl tax prosecutions. May be able to find out what their case is based on. Also the LA will have to provide this information...

You make some good points. There are alot of things coming our way at the moment as you say. Although higher rents in the future can look attractive, in my view there are a couple of big issues which will...

Good article echoing what many landlords feel. Unfortunately both main parties are committed so its now about mitigating the risk and improving the court system. The NRLA are battling with politicians on behalf of landlords however there is so much...

Thanks for info. As you say no solutions just a blame game. There was a short but interesting video on property tribes with Vanessa and Ben Beadle where they were surprised and alarmed at the extent of anti-landlord rhetoric at...

Thanks for the feedback. As you say we would be de facto partnership. Looked at this but didn’t proceed as accountant indicated an extra 9% tax. Think this was NI class 4 from memory. At the time we were just...

I was looking to do precisely the same thing but to my long term partner (not married). She jtly owns other BTLs with me. I intended to transfer a small % below the £40k SDLT threshold. My solicitor then tells...

Just for information. Didn't get anywhere with castle Trust who just batted it back saying - We have not received any confirmations from HMRC. I'll go back to accountant and make a couple more enquiries and let you know if...
