To assist new landlords to choose reputable Letting Agents offering full management I have compiled a short list of Q&A’s I have used in the past. Please feel free to add your own or debate using the comments section below this article.
SCENARIO ONE
Landlord question – which property portals do you advertise on?
Letting Agents answer – We decided to use X. …. 🙁 NEXT!
Better Letting Agents Answer – We advertise on all the major portals. 🙂
SCENARIO TWO
Landlord question – What arrangements have you made for client money protection?
Letting Agents answer – we always protect tenants deposits.
Landlords question – yes I accept that’s the law but if you don’t and you go bust I end up having to refund the money even if I’ve not received it unless you have Client Money Protection insurance.
Letting Agents answer – Well I suppose you will have to trust us on that, all of our other clients do. 🙁 NEXT!
Better Letting Agents Answer – We take client money protection very seriously and our professional body (ARLA/RICS/LawSociety/NALS/NAEA/UKALA) insist on us purchasing client money protection insurance to cover this risk. Would you like to see a copy of our certificate? Oh and by the way, we also display a valid SAFEagent sticker in our window too. 🙂

When choosing a letting agent, ask them if they have someone dedicated to managing the properties as very often, the sales guys have to “do a bit of management” when they are paid on results from letting properties, therefore they do not take the management part of the job seriously and generally then resort to firefighting problems. Ideally the have either 1 or a few property managers and client account manager too to make sure the “management” is done correctly, with serious attention and on time.
