UK housing market hits three-year high – GetAgent
The UK property market is at its strongest point in three years, claims estate agent.
Estate agent comparison website GetAgent.co.uk reveals both mortgage approvals and transactions are at their highest average monthly levels in three years.
Using data from HMRC and the Bank of England, GetAgent analysed residential property transactions and mortgage approvals in England, looking at the year-to-date figures for 2025 and comparing the current average monthly numbers with historic figures for the same period.
Market is on course to post its strongest performance in several years
According to the data, a total of 623,500 property transactions have taken place across the UK so far in 2025 (January to June), with 383,194 mortgage approvals for house purchases also recorded over the same period.
This equates to a monthly average of 103,917 residential property transactions and 63,866 mortgage approvals, the strongest level of activity seen in the UK property market since 2022.
Colby Short, co-founder and chief executive of GetAgent, says despite the stamp duty changes earlier this year, the market continues to perform strongly.
He said: “The market is on course to post its strongest performance in a number of years, with a heightened level of transactions driven by consistently strong buyer appetites.
“While the stamp duty deadline did influence early activity, causing a notable surge in homes sold in the run-up, this was followed by a temporary dip in April.
“What’s more telling is that mortgage approvals have remained consistently strong throughout the year to date, suggesting plenty of buyer appetite to drive transactions through the remainder of the year.”
Current market performance is only slightly down on 2022
The data reveals between January and June of last year, the market saw an average of 87,912 transactions completed per month and 60,132 mortgages approved each month.
In 2023, the market saw a similar level of activity with respect to transactions with some 86,772 completing on average each month between January and June, whilst mortgage approval levels were down to 48,003 per month.
As it stands, current market performance is only slightly down on 2022, when 108,197 transactions completed on average whilst 67,666 mortgages were approved each month.
