There’s an inspirational YouTube channel called Never Too Small where people have been amazingly creative with tiny spaces, some significantly smaller than 37m2.

I can imagine a 37sq m apartment as a crash pad in central london. There would be a demand for that.
Other than that there would not be an extended demand ?
Try letting them out? You would need to be offering to benefit tenants?
Our experience wth those people is poor.
