Meet The Landlords TV programme - fair representation?

"HMO Daddy" says he would like to move into "professional letting", but he was a "victim of circumstances"! Then why was he turning a three-bed property, an ideal professional let, into a six-room HMO - money, that's why!

He may be serving a market, but it is a market that should not exist, and I do not think responsible landlords should be blamed for the existence of that market!

Renewal fees from letting agents - READERS QUESTION

What are these renewals? If they are new tenants - okay the fee to your agents are negotiable, but am I reading that they are renewing the tenant's "contract"? My experience of Tenancy Agreements is that the Tenant starts with an Assured Shorthold Tenancy, which flows into a Periodic Shorthold Tenancy after an agreed period. There is no "renewal" - it's done automatically, and stays until the Tenant leaves.
I suggest you sack the Agent, ignore the 14 day notice they have given you, seek legal advice, and manage the property yourself!... Read More

Property paupers will rent for life, predicts think tank

Here in Torbay there is a lot of new house-building, and it is selling to a mix of private sellers/but-to-let.

You can't tell which-is-which - until the For Sale/For Let boards go up!

I consider the properties will switch between private ownership/but-to-let during their life, reflecting the trend of the moment, but while they are in the hands of responsible Landlords (and dutiful Tenants) you will always see a seamless estate.
