They did Haider unfortunately not many signed it as they did not know about clause 24 or the effects of it.

The government are very clever give the bad news then delay start for a years or so. It then passes any bills.

Today fixing hot water at one property then 3 runs to dump with crap left by tenant scrubbing house from top to bottom minor repairs then the rest of week painting through the house. So To day I have been a removal man a plumber a electrician for minor issue a cleaner a joiner and I will be a painter for the rest of the week plus arranging viewing s for new tenants.... Read More

Guys I not sure you put it across to well by highlighting all the downside I cant possibly see why the government would change.

I have to say I thought it was brilliant how can these people not see the bigger picture. I will be effected as will all my tenants. I know landlords with 140 properties 350 and a whole lot of 20 plus so the figures are huge.

Never given a rent increase but will have to now.

Michael Barnes a let is a once in a six months transaction. LOL I must be doing it wrong Arranging maintenance gas certs insurance EPCs rent payments admin repairs electric certificates refurbs. The list is endless... Read More

Can we file a criminal case against the guarantor?

Like many things with property Colin.

I currently had a tenant go away five months ago not to return not paid rent in three months left full of his possessions. You would think I could just go in and sort it out and rent. No I have to put up with the lies and excuses. If not I can be prosecuted for harassment.

For some reason when it comes to let property theft is not theft.
Vandalism is not vandalism
Fraud is not fraud
Criminal damage is not criminal damage.
According to the police this is all civil matters. No it is not but you have to fight to get them to take action.

I have a house but no keys or tenancy agreement?

I had a similar situation. I knocked on the door politely introduced myself to tenant. He was so relieved I would let him stay he signed new tenancy agreement and gave me a spare key.
Been great the last 2 years.
