Naive Questions from Landlords?

Wow! It must be nice to know everything. I would consider myself to be somewhere between amateur landlord and professional, having got a modest portfolio and ten years experience at it. I also have a successful professional career in addition to this, and a raft of academic qualifications - I do not, however, consider ANY question or topic to be beneath my intellectual level. To do so would be arrogant and misguided. We all have something to learn from others, as well as something to teach!

I think this site is marvellous. There are questions posted that have answers that are obvious to some, and also a number of issues that have had even the most experienced landlords flummoxed.
We should all be sharing our experience and knowledge with each other, with the common goal of raising the reputation and quality of the profession.

That said, if he (I assume he) feels its not for him then that's up to him and I certainly wouldn't lose sleep over it - you are doing a fabulous job!!

Finally, is he saying that the forum is being used for agents and the like to plug their wares? I am not quite sure what his parting comment means? It's not something that I have particularly noticed, and certainly not felt pressured by?... Read More

I wouldn't have ASBO man living in any of my properties. As a landlord, I believe you have a duty to the residents of the surrounding neighbourhood to put decent, quiet living people in your properties, to the best of your ability. If, when I used letting agents, any agent had placed this man in any of mine, I would have been livid! It's not just about collecting the rent. Bank of Ireland increase differential on tracker rates

I have just got off the phone from BofI - I decided it was ridiculous me being so scared of the postman.... the good news (for me) is that my 4 BofI accounts are not affected by the rate rise. I have never been so relieved in my life, I can tell you that!!
I asked what the reasoning was and she confirmed that it was a change in t&c's so was date related - my first account with them was 2004 so that would confirm the pre-2004 working theory.
The other thing she said was that all the letters were sent out last week, so everyone should have received the bad news by now if they were getting it.

Bank of Ireland increase differential on tracker rates

"word is". Your comment makes me quite angry. So we should have all accepted the carrot that was offered? Why? I am on a good rate, the rate that was agreed when I took out the mortgage. The market where I live has taken a huge downturn - probably one of the worst in the country leaving us in zero equity, if not negative. The talk at the bank of England is to further reduce interest rates, yet we are expected to accept this ridiculous HUGE increase in rates??? I budget for a steady rise in rates but thus is not workable.

Bank of Ireland increase differential on tracker rates

Update: my B&W product information supplied prior to accepting the loan states "after 2011 the rate changes to a variable rate which is 1.49% above Bank of England base rate...." so I think that one should be ok. Other BofI both state they "will not change the differential under any power given in the mortgage conditions".
