I agree with your comments Lesley. And I'm annoyed that the Govt has pushed this responsibility onto landlords as there will clearly be tenants who take advantage of the situation and others who panic eg I had 2 French students who have just upped and left without notice, but I'm not blaming them. It will of course be impossible to rent that flat out now as it's in London and no-one is doing viewings. In other cases I have HMO tenants working in retail, hospitality etc and their income is going to dry up - I think the Govt should be underwriting their income (eg through universal basic income payments).
Anyway let's use forums like this to stay in touch and share ideas on how we can limit the damage.... Read More

Good question Karen, I hope there's an IFA on here that can answer it, but I think that you might get higher rate tax relief on the pension contribution, rather than use the contribution itself as an income deduction. (David I think the point is that mortgage costs are £15k pa, so the mortgage is lets say £300k at 5%pa, or £500k at 3%pa, which means paying down the debt at £20k pa would take years and in the meantime Karen will still be paying higher rate tax)... Great, thanks for your advice both. The blighter is/was self employed (though he received regular work from his Co) so i think an attachment of earnings won't work - as I understand it the courts don't like to give an attachment when income is potentially variable? The guy is getting away with murder - he left his wife with 2 young kids after some domestic violence (I found out about that much later) and avoids his responsibilities despite being well paid (I saw his bank statements before he moved in). Hi there
Thanks for this. I've started the trace process with http://www.dcbltd.com. Just to clarify, I got a county court judgment against the tenant for rent arrears and costs on 16/11/15 as well as possession, but are you saying I have to go through the county court process again, or can I now go to enforcement of the £ claim? I had to enforce the possession claim with (High Court) bailiffs, but they let him walk out with all his goods which I thought was madness at the time but nothing I could do.... Read More
