Are rent guarantee policies still being offered?

Mmmm, slightly disagree with Jason. A few years ago I had a tenant couple renting from me, who I had kept insured against rent default. About 2 years into their tenancy they decided to stop paying the rent (they were a cash rich older couple who had both sold their houses to live together in rented accommodation) and despite my efforts to find out why they they had stopped, they simply slammed the door in my face. I think they had decided to buy a house outright together and wanted to save a few months rent! Of course after 2 months of no rent I approached the insurance company, and after a bit of form filling and sending relevant documents, the insurance company agreed to pay the outstanding rent and assigned a solicitor to take the couple to court. A few months later after the court evicted them I had my house back and they had a CCJ. The insurance saved me at least £6K in lost rent and court costs. But hey I’m talking about pre Covid 19 days. But once evictions are back on, I personally would recommend rent guarantee insurance.... Read More

Reply to the comment left by Paul Shears at 07/05/2020 - 21:21I can only think the reason for running landlord under the bus are firstly; it is a misguided attempt to force casual landlords to sell, thus increasing houses for purchase. Sort of robbing Peter to pay Paul. Of course this will create a problem eventually for renters. The other reason is landlords are statistically not important when it comes to votes. Where as renters make up something like 27% of the voting public. So pandering to renters at the expense of landlords is politically advantageous. Whatever political party is in power.... Read More

Serving Section 21 Notices from 1st October 2018

Around 12 months ago I served a section 8 and 21 together to remove a non paying tenant. Luckily I had insured the property against this so didn’t go out of pocket. The insurance company appointed a solicitors who asked me for the rental agreement of course but they also needed to re send the valid gas certificate, how to rent book etc to the tenants as I didn’t have proof I had already given them. In future I will be getting new tenants to sign a document confirming I have given them the gas certificate and how to rent information etc. along with the other documents. As should you need to serve a 21 or 8 it saves much time and hassle as they can’t deny they received all the correct documents when you first hand over the keys.... Read More

Just googled to find a form 6a is actually a section 21 notice. Why would you need to automatically serve this if you are happy with the tenant. Sorry I’m a bit confused by this.... Read More
