Loft conversion without planning permission or building regs

I have been in a similar situation. My solicitor advised me to delay the purchase until the current owner had obtained retrospective planning permission, which is what I did. If the loft does not comply with building regs, then you are buying a 2 bedroom house not a 3 bedroom and the value should be adjusted accordingly.... Read More

More assaults from TV channels

Just before Christmas last year I came across a couple with two young children who had been living in Travel Lodge hotels in Peterborough, Milton Keynes, Scunthorpe, and lastly, Gainsborough for over a year. They had been issued a S21 notice by their landlord in Peterborough who wanted to sell the house. They were told by WLDC to leave the Travel Lodge in Gainsborough and told to go to another hotel in Retford. They had no transport and no money. My friend had an empty house in Gainsborough and kindly let them stay there so they had a roof over their heads. She contacted me to ask if I could help as she doesn't live locally. I rang WLDC on their behalf and was told they would ring me back, I am still waiting for the call!! I organised some furniture from the salvation army and a friend who does house clearances at no cost to them. I picked them up and took them shopping for essentials, crockery, pots, pans etc, as they had no belongings. I paid for this out of my own pocket and bought some chocolates for the kids for Christmas. My friend who had housed them suggested that I contact the local press to see if they were interested in a good landlord story for a change. They did run a story, with no mention of the help we had given, it concentrated on the broken housing system and the Peterborough landlord making them homeless.
I am absolutely sick of all the negative press we get and have decided to exit the buy to let market as my houses come empty.... Read More

When can I enter my property?

I was recently in the same position as you find yourself. I agree with the comment above, you have to be very careful. My tenant was seen by neighbours removing furniture and moved out but did not return the keys to me. I still applied to the court for a possession order. I was able to give evidence that the neighbours had seen her removing her furniture and had not seen her at the house since. I was awarded possession on the date of the court hearing rather than having to wait a further 2 weeks. This added a further 7 weeks to the eviction process and I had to pay court fees but I had legally covered my back. Unfortunately the tenant holds all the cards in this situation and you can find yourself in a lot of trouble if you illegally take back possession. Good luck.... Read More
