Thank you for your reply.
Don't think landlords are allowed to ask for a professional cleaning even with an invoice. The check in inventory states professional level. The new tenants are briefed on the inventory and I stressed out that at check out it needs to be professionally done (still remains subjective..) and will emphasise in a summary e-mail.
Did not know there is a formula, I will have a look. Although, it is around 10yrs old, the bath is still considered very high standard.
Well, I advised on the cost of the cleaning and awaiting their answer now... let's see.... Read More

Tenants moving out because of upstairs neighbours?

Hi, thank you all for the prompt responses. I contacted the agent asking for an update as their answer to the tenant was close to nothing, just an acknowledgement. They replied to me that they will follow the 'relevant procedure'. Asked them what does this mean. May be nothing :(. Don't know whether I can do anything at all.. The flat is purpose build but the ceiling/ floor is really bad I have to admit. This in combination with noisy and inconsiderate neighbours can be very irritating....I don't know the landlord and I believe he lives somewhere abroad, so this is not an option.... Read More

Ltd Company interest on Directors loan?

Thank you Paul, appreciated. We were advised by the accountant that the interest we are paying on the additional loan we borrowed to invest can be charged from the Ltd when the loan is paid back to us, which doesn't sound like is the right way forward... will challenge this, thank you... Read More
