'A new deal for renting' - Section 21 consultation

Whiteskifreak
I was sent a copy of a different letter then.
Minister states 'the government will put an end to no fault evictions by repealing section 21 of the Housing Act 1988. The government is committed to modernising the private rented sector and intend to introduce a new fairer deal for both.
tenants and landlords.' Not much point in having a consultation if they have already decided. Totally ignored all the points I made. Maybe Boris will change things after the clear out.... Read More

'A new deal for renting' - Section 21 consultation

I have written to my MP Dominic Raab on the subject. He won't comment.
Wrote to Heather Wheeler at the Housing Ministry again no comment. So much for MPs working for their constituents as stated by our out going Prime Minister.
The Conservative government introduced section 21 legislation and now wants to repeal it. It will return the PRS to pre 1988 and kill it. I have only used section 21 for beaches of the tenancy agreement. At present I have a tenant who has driven out a tenant of 12 years, because of noise and antisocial behaviour. Next door neighbours have also complained to me, but are too frightened to complain to the Council in case they are assaulted. I have left the ground floor flat vacant so not to put another tenant in the same position. Council officer visits my office to see why the noticed as been issued and is shocked by the recordings of noise sent to us. Advises us that he has told the tenant to sit tight until the bailiff arrives and asks if we have any flats empty. Yes the one below the tenant we are evicting - laughs.
I will just take even more care on who I let to in future, no more giving some tenants 'a go'.
This Government has been more anti private rented sector than the last labour government and just can't be trusted.... Read More

Rental deposits to be capped at one month's rent

Reply to the comment left by "Monty Bodkin" at "24/06/2017 - 17:19":

Last one was a solicitor. Been there for 5 years, left the place in a state, didn't vacate on the day the tenancy ended. TDS thought it was OK after 5 years to leave the kitchen dirty, damaged work surfaces, boiler casing damaged, carpets filthy, cat urinated on carpets ( no permission for the cat). All photographed and dated before and after, totally ignored by TDS. Generously allowed 25% of the cost of a cracked basin.
I wonder what TDS will do when a Landlord asks for compensation when there is no deposit due to the fact that the last months rent hasn't been paid.... Read More

Rental deposits to be capped at one month's rent

30% of my tenants don't pay the last months rent. This could increase now with little hope of recovering any damages to the property.... Read More
