I'm also changing student tenants every year. My comment was not in relation to longer tenancies. This thread is to do with abolition of Sect 21. I'm concerned removing this will be incompatible with the (one year) student market, which relies on a fixed term of (in my case) 1 year.... Read More

Yes. What you've described requires a Sect. 21 otherwise the tenant can legally stay on at the end of the fixed term thereby converting the tenancy into Periodic.... Read More

I wonder if they've considered the student market? This relies on fixed term lets of, in the case of Bristol, 12 months, commencing 1 July each year. Future tenancies are marketed & signed up typically in January in readiness for the following year.
Unless there are exemptions this legislation will result in chaos in the student sector.... Read More

I've checked back with my gas guy. He tells me he'll need 2 days to complete the work of 8 inspections & services. This makes £600 for the work more reasonable. At £300 a day his is the most expensive day rate out of all the trades.... Read More

Thanks for all your comments folks. There seems to be a wide range of costs out there. Looks like we're being charged what our lovely engineers think they can get away with.

I notice many of you are paying several £100's a year for maintenance contracts. My boilers are currently on 7 year warranties. These days some co's are offering 10 year. What with these long warranties & the paradox of combi's often even not even making it to 10 years these days I take the view that the warranty period IS the life of the boiler & look to replace then, rather than have the stress of an expensive breakdown without cover....
