Are most landlords under charging?

So far I've never put rent up while I have a tenant in place. My longest tenant has been there over 5 years, I have another that's been there 4, they hardly ever bother me and pay rent on time so I'd hate to give any reason for them to start looking around for something better. It costs so much to get a new tenant plus any void period. I'm not sure what we'll do in the future.... Read More

This is exactly what we have just been discussing, not one of our tenants wants to buy a home at this point in their lives! The majority have come into the area for work and have no idea where they will be in a few years time. I'd also add that we have also never bid for a house against someone who wanted it as their home, The majority of our properties have been repossessions and have usually been wrecked by the previous owners, needing full refurbishment, they've usually stood empty for very long periods before being sold and have not been the type of house a mortgage company would be happy to lend on until the refurb has been completed, which cuts out all the first time buyers! Who else is going to pick these houses up in the future and spend the time and money to make them liveable!... Read More

Summer Budget 2015 - Landlords Reactions

Until today I was hopeful that any appeal might be met with some success but now I'm not so confident, it's not looking like any of this was a badly thought out decision, they seem to have it in for landlords no matter how large or small... A friend works for one of the largest social housing groups in the UK and today they've announced to the staff that there are going to be huge cuts and redundancies. This is the message I received from someone fearful that they may be out of a job soon ... "The government budget announced a 1% rent cut per year for next 4 years in social housing. Nobody knows why they've said it other than to pacify people who's benefits they're cutting, but it amounts to 42 million per year reduction in our income. Add to that 'right to buy' that's being forced on us and we are likely to lose 50 million per year! So there are going to be cuts in all non essential things we do and redundancies but they don't know who yet. For every house we are forced to sell at below market value, we have to build a new one, with no extra funding to do so"! This all sounds like some sort of bad dream to me at the moment, property was supposed to be our future pension, if changes aren't made it could be our bankruptcy! Why tell people for years to invest pension in property only to the pull the rug from under our feet before we see the benefits!... Read More
