EWS1 requirements mean many flats will become un-mortgageable?

I have been selling an apartment since an offer was agreed back in October. In late Feb this issue of an addition survey emerged. Like this instance the block is rendered with zero timber on the outside of the building. It's complete overkill an doing massive harm to the housing market. Our management company actually paid £7000 for the survey in April but still no form two months later.... Read More

I should have added in London you can only let a property for 90 nights per year on Airbnb so realistically if will not replace long term lets unless people illegally defeat the rules.... Read More

Great article.
I am an accidental Airbnb landlord. I have been trying to close the deal to sell an apartment that I previously let out for many years. The last tenant left after 7 years and we decided that finding new tenants with all the new burdens (and tax increases) on landlords was simply not worth the trouble. Anyway once we got the property back and it had been thoroughly cleaned I realised it was ideal for short term let. Initially I thought the sale would go through before Christmas but its been dragging on. Anyway what I have found is that Airbnb is quite fun. The visitors have been decent so far and I have been able to generate similar amounts of money to the previous long term let. I don't know if I would do it long term but if you want flexibility to use the property for your own use or are not wanting to commit to a long term let its a great solution.... Read More

As stated at the beginning, there is no communal space at all. Each unit is a room with a bed and a bathroom. If it did have communal space I think the space would be OK but this is what we are arguing about with the council.... Read More

Should Landlords wear body cameras?

Gosh this seams a bit alarmist. If I was a tenant I wouldn't think it very likely a landlord is ever going to pay for anything not agreed in writing. I would offer a word of caution around social media. My tenant like many of the younger generation finds it entirely natural to use group chat, so when we had a plumbing problem he brought a plumber into our group chat. This then gets very confusing if you wish to contract with relevant trades person. Luckily my plumber told him he could only accept work based on an e-mail from myself..... Read More
