Shelter claim 45% of private renters are victims of illegal actions

Well done Shelter. More biased press against Landlords. One stat you might want to look at . 3 months ago there were 230 2bed flats for rent 1/2 mile radius of my flat in SE16. This week there are 42. I have never seen stock this low. Shows everyone is giving up on BTL. Many are putting flats back on AirBnB now tourists are coming back.... Read More

Shelter claim 45% of private renters are victims of illegal actions

Almost certainly slanted garbage from Shelter as usual
1) Do the tenants in question know their contract almost certainly guarantees permission to enter given 24 hrs notice.
2) Smoke alarms. Most contracts now state it’s the tenants responsibility to check smoke detectors regularly and replace batteries so it’s unlikely this was illegal. Heating in my experience would be the agent/tenant not knowing how a thermostat works
3) DPS- read your contract. If the money isn’t in the DPS report the agent. In my experience tenant had no idea it was there and asked me for their password and tried to blame me for slow pay out when they hadn’t responded to DPS
4) Did threatening behaviour involve asking for overdue rent by any chance?
My recent experience
1)Agents refusing to accept my ELectrical and gas safety certs carried out by competent contractors on technicalities that not even my contractor could understand.
2)Tenant complaining of no hot water - you guesses it, neither agent or tenant could work the thermostat... Read More

I have been selling an apartment since an offer was agreed back in October. In late Feb this issue of an addition survey emerged. Like this instance the block is rendered with zero timber on the outside of the building. It's complete overkill an doing massive harm to the housing market. Our management company actually paid £7000 for the survey in April but still no form two months later.... Read More

ARLA predict 500,000 PRS homes could be lost to short-term lets

I should have added in London you can only let a property for 90 nights per year on Airbnb so realistically if will not replace long term lets unless people illegally defeat the rules.... Read More

ARLA predict 500,000 PRS homes could be lost to short-term lets

Great article.
I am an accidental Airbnb landlord. I have been trying to close the deal to sell an apartment that I previously let out for many years. The last tenant left after 7 years and we decided that finding new tenants with all the new burdens (and tax increases) on landlords was simply not worth the trouble. Anyway once we got the property back and it had been thoroughly cleaned I realised it was ideal for short term let. Initially I thought the sale would go through before Christmas but its been dragging on. Anyway what I have found is that Airbnb is quite fun. The visitors have been decent so far and I have been able to generate similar amounts of money to the previous long term let. I don't know if I would do it long term but if you want flexibility to use the property for your own use or are not wanting to commit to a long term let its a great solution.... Read More
