Thanks Paul. I did emailed them yesterday to confirm us on the additional occupancy if any and clearly stated that no subletting or lodgers will be allowed or anyone other than the named persons on the agreement. Also in order to be safe, i will only get 6 monthly contract and shall that goes well based on our inspection I will move to another 6 or 12 monthly rolling.... Read More

Thanks Paul. Shall I ask them for clarification. If even another person is living with them, as far as they keep the property good then should i be worried ? we have got CCTV cameras in the building to prove if anyone is accompanying them everyday.... Read More

How do we select the best tenants for us?

Thank you everyone for your advise. Based on what everyone mentioned here I asked the tenants to send me the bank statement and pay slips including previous landlords contact.

I went to pay slips and all matched up like rent was on time. Then I called the landlord, this is where is got interesting.
1. As per him, tenants are fantastic, never had any issues with rent.
2.. they kept the property clean and they were nice to landlord.
3 however he noticed that someone other than that couple used to live with them. He has not personally saw the 3rd person but he saw another bed in Reception room.
4. He stressed again that the tenants have been living for over 3 years in his property and never had any issues.

Now this is what I noticed that when the couple did the second viewing, they got a 3rd person who when I asked was his brother in law. So I even asked the main tenant that how many occupants will be living in the property and they clearly said only 2 - couple.

Shall I ignore this ? And given they are keeping the property well and never had any issue with rent being paid.... Read More
