First time landlord : Buying a council tenanted property

I agree with Adrian that it is best to wait and watch. Not only that all HB are not bad tenant, but you may find it difficult to attract other type of tenants depending on property area.

Haver you done your due diligence about area, demand and type of tenant interested in your property?

There are some areas where there is high demand for Housing benefits client, but professional or students may not want to live. There is no point in removing HB tenant, if then you will find difficult to find other type of tenants.

Are parking spaces and garages a good Buy to Let investment ?

I am looking at investing to garages as well and was planning to seek advice from this forum.

I looked at West London such as areas Hillingdon, Harrow, West Drayton, etc. The yeild are good, they are low maintenances. However, void could be an issue and finding tenant is not easy. I will interested to see response from an experience investor.

I believe Gumtree is better than newspaper. I haven't yet researched on estate agents.... Read More

Should I let to Council or Local Housing Association

Ray - Thank you for the adivce.

"When you state that more frequent repairs call outs". Does it mean that Landlord are responsible for all repairs such as plumbling, heating, bolier, etc, similarly if you let it to private tenant? I thought there will be some joint repsonsibility.

I take it council no longer offer Full Repairing and Insuring Lease (FRI).

Do you arrange repair yourself or has contracted to an agency?

Thank you for your quick response.

Yes, I am thinking about FRI, which will be ideal for me. though I am hearing that Council/HA are no longer providing this scheme.

I am thinking about day to day repairs such as plumbing (toilet, bathroom, kitchen), and/or heating, boiler, etc.

I spoke to one lender and mentioned that I will be letting it to Council and there was no objection for it.
