Test case for landlords under EU Human rights act possible?

I am just about to go through my first possession. My huge wedge of paperwork hits the first post tomorrow.
The tenant has been told to stay until the bailiff arrives by CAB and council, probably going to be quite a surprise when a high court enforcement officer turns up!
Why am I seeking possession?
This tenant moved into a completely renovated house, new carpets even lovely blinds and made it uninhabitable in 3 months. Shelter has been in and agreed...bad landlord!!! Then they stopped paying the rent I, of course gave them notice to leave that expired on 4th July. They have told the council the house is uninhabitable, why would they stay...oh..I know....because it's rent free and the housing association they have applied to have a shiny new house waiting but won't give it to them until they are made homeless.
I now understand I have been a pawn a game of 'how to get a council house'
To add insult to injury...the court wants to be paid by check (who has a check book these days!) or postal order!! Did you know that postal orders have fees added, I will add this to the thousands of pounds to put the houses back together.
Anyway....
It's all a learning curve which I won't let spoil me...I have just reduced my favourite tenants rent this month by £300 so she can take her children on holiday.

Vile tenants ganging up on me, please HELP!

Oh Denise,
Facebook comments like these can strike right into the heart of you. I have 2 businesses that are very customer focused and Facebook can work very well for us bringing new customers and spreading the word about offers and services but unfortunately Facebook gives a voice to the cruel, the weird and just plain spiteful.
Make a promise to yourself to..
1. Decide if FB is for your social life or your business (i.e property)
2. Take 1 week away from FB if its only for your social like, a little distance from the whole thing will let you see its all a bit Eastenders!
3. Remember, people hardly ever blame themselves for their own short comings.
There are lots of tenants waiting for a great landlord like you that can prove they do repairs to their property's and protect the tenants deposits.
Block them from your FB page, and block their texts too. Hold you head high, you are a property professional, and move onto the next loony tenant knowing you have weathered the worst kind

Referencing before viewings - everyone's a winner!

Hello Mark,
Just a quick awarding of a GOLD star.
After your glowing report of LettingSupermarket.com (yes I know you are a director) I contacted them to arrange to let and manage one of my favorite properties. The old agent hadn't let it in 9 weeks even after I had forwarded over 35 leads of interested people. Yes, nine weeks...why I let it go on for so long, I cant quite fathom
...anyway..
I had a fabulous chat to Tony, he arranged for Geoff to visit the next day. Geoff loved the house, he couldn't work out why it was empty either. He took some excellent pictures and the house was listed the same day...Very Impressed and I am very confident that the house will be let soon...:) :)... Read More
