Agents using advertising photos of my properties?

Apologies for the misunderstanding. Agents should of course not advertise a property as being available, when in fact it has been rented already. The portals will allow the agent to run the advert as "Let By" for 2 months after it has been let, but if the property is being stated as available .... then they let the agent run the advert indefinately. This is of course not very good practice. You should start by asking them to remove the advert. If they do not, follow this up with a complaint in writing. The agent is required by law to be a member of a redress scheme, which should have the complaints procedure on their web site. They will normally have a period of 8 weeks to respond to your complaint. Local Trading Standards should also be considered. Rogue agents give decent and hard working agents a bad name.... Read More

I really don't get what it is with the almost hatred of agents on this site ? They have been successful in renting out your properties and have found you Tenants that you are presumably happy with. As I see it, as long as the showcases on their website say "Let By" and not "To Let", then they are perfectly within their rights to show the sort of property that they have, and can rent, and the rents that are achievable, in order them to attract other Landlords. And you want to take out legal action against them ..... ?? Unbelievable. Try getting on with your agents, communicating with them and if you resent them having a photo of your property (which they have let) on their website, then surely a simple phone call would suffice. So much resentment against agents from "greedy" Landlords who think it is their divine right to achieve the maximum income, yet treat agents with contempt for trying to earn a living.... Read More

Buying a property already tenanted through an agent

It is ok for the agent to find a suitable property for you, which you deem to be a good investment, to help you start your property portfolio, and there you have it, you are benefiting from unbroken rent from day 1 as a result of the agent's introducion ..... but you still begrudge the agent a small fee for the benefits you are gaining. Some of the people on here are unbelievable. Do the right thing and work with the agent, as without them you wouldn't have had the property in the first place. There are plenty of buyers around and you should be grateful for the agents work and not resentful.... Read More

My Section 8 eviction experience – landlords be warned

Another example of a Landlord trying to save a few pounds and renting out the property themselves, as opposed to using an established and reputable letting and management company. I have been in business 28 years and we offer for our management clients, free legal work, which includes serving the "correct" notices at the correct time. Whilst we can understand this Landlord's sympathy with the Tenant, our experience tells us that 2 CCJ's tells it's own story, and unless they offered a larger deposit and a guarantor whio is a home owner ... it would be a case of "sorry, but we cannot help you". As for the correct serving of the prescribed information .... any Landlord who is not 100% sure, please use an established and respectable managing agent. All my cleints are happy to pay my fees as we find the correct Tenant for the correct property, we can sort out any issue and should the worst come to the worst, we have the knowledge and commuinications skill to find a solution, before it becomes a problem. Too many Landlords think they know it all and treat this a numbers game, without grasping the fact you are dealing with real people, who have real issues and every Tenant needs handling in the correcty way. It is not just percentages on a bar chart with regards to rental increases every year. Yes, I charge a fee, but my clients enjoy unbroken rents, with excellent returns, contented Tenants with good relationships, and most important of all, they can sleep at night. For the most part, I have little sympathy with any Landlord who dismisses agents without trying to work with a good one first.... Read More
