The Truth About Buying Repossessed Property

Repossession properties should be treated in exactly the same way as any other property investment. This means you must always do your homework. All of the issues described in Mark's article would come to light following thorough due diligence. Every one of those issues can and should be given a monetary value that is weighed into any offer you make.

I would also advise anyone who is interested in looking at repossessions to steer clear of people who claim they have "exclusive access to banks etc". It is invariably not true as banks are legally obliged under FCA guidlines to widely publicise residential properties that have been repossessed by a mortgage lender. Repossessions are never secret, they require lots of time and effort to find, generally.

Repolist has a way of making that process a lot more efficient. Our unique software scans one of the major property portal (800,000+ properties). We have an agreement to do this. We filter for properties that are either repossessed, or require work and return them to our database in real time. You can also access photos and agent contact details. We have at any time approximately 5000 properties for sale. If you would like more information on how to access this database please complete the contact form on our business profile.... Read More

Property Refurbishment - A guide for newbies

An excellent article. But do you know that a lot of 'bread and butter' refurbishments projects are hidden in plain view. One strategy that i like is looking for houses (generally in victorian streets) where some of the houses are larger than others. What is the price differential between the 5 bed and the 3 bed? Is that difference big enough to support a loft conversion with profit? Or a rear extension? Since the recent planning changes neither of these procedures necessarily require planning permission (provided the dormer does not face the carriageway, the property is not listed, and has unused permitted development rights).

By far the quickest way to find refurb projects like this is Repolist. The UK's largest real time database of repossession and refurbishment properties. If you would like access to this database, please contact me through our business sponsor profile.... Read More

As Vanessa said earlier bungalows do often come with big plots surrounding. the other great benefit of this is that with the new permitted development rules it is possible to massively increase the footprint of a bungalow without recourse to planning (provided that there have not been other previous extensions).

If you are looking for refurbishment projects of any kind, Repolist has literally thousands of opportunities in our real time database of refurbishment and repossessed properties. If you want to find out how to access this database, please fill in the contact form on my business profile.... Read More
