Deposit problem after agent stopped trading?

Not knowing all the details it is hard to say what I would do, however if this happened to me, with the tenants I have currently, I would pay them the deposit back myself.

They might need it to rent somewhere else and it isn't their fault.

Council Tax allowance used previously before purchase?

Hi Martin,

A similar thing happened to me. I have used the free council tax period in the past when renovating property. Then with my most recent property I was informed by the council when I rang up to let them know the property was empty and under renovation that the sellers had already used the allowance (the sale did drag on a while).

What I am not clear on is if this was always the case, if it is a recent change in policy or if it simply varies across councils.

Good luck arguing with the council - I have never had much success doing that!

Tenant changing locks

Hi Christine,

I believe the tenant is within their rights to do this. If you have a good relationship with the tenant try asking them if they mind you holding a copy of the key "for emergencies" or have a chat with them about why they have changed the locks.

In the meantime your council meetings will be published, most likely on the council website, so you could try and find a little more out about the chap before you go on the warpath.
