Surely I am not the only landlord worried about new EPC requirements?

Hello there,
Correct epc is subject to a putting right information data in the system.
Energy assessment grade can be increased by putting correct property age, type of wall it has, correct insulation thickness. Correct heating system, correct double glazing date and energy light. Epc software do recognize modern water heater, oil heater or economy 7.
Most propery will achieve c grade if the property is heated and has radiator trv with programer. Double glazing and roof insulation above 150MM. Newly build is bonus because it will comply latest building regulations.... Read More

What do I need to know about renting to unemployed people?

There is no harm renting out property to person on benefit as long you get your rent. Ask them to provide their rental support entitlement then no problems

Every tenant knows their tenancy is subject to a rental payment or they get evicted. Do not wait to act if arrears reaches more than two month.

Freehold issues and leaseholds not paying service charge?

Hello there,

The rtm company director has a legal responsibility to collect the service charges and maintain the building for the interest of everyone. If you can proof the the service are owed then send the bailiff to collect for you. You dont need courts to send bailiff. I have dealt with similar case and we only get paid after we involved the bailiffs.
We all know that without service charges building cannot be safely maintained but sadly some do take advantage when the building is self managed.
