Freehold issues and leaseholds not paying service charge?

Hello there,

The rtm company director has a legal responsibility to collect the service charges and maintain the building for the interest of everyone. If you can proof the the service are owed then send the bailiff to collect for you. You dont need courts to send bailiff. I have dealt with similar case and we only get paid after we involved the bailiffs.
We all know that without service charges building cannot be safely maintained but sadly some do take advantage when the building is self managed.

2nd BTL 2 bed Vs 3 bed?

Hello there,

I have seen people losing money by buying a new built flat at high premium price. It might look good now but in few years the rental income might not cover the increasing service charges and mortgage payments.

The situation the economy is in everyone is looking cheap or free rent period.

Why not look freehold and why not buy old house in right location.

You evict through your tenant, the one you give the agreement or make a take over from him and inform the tenant who resides the property that your the landlord and you need the rent paid direct to you and also inform them you need the house back, but if they don't go freely then you evict them by using normal procedure

Reasonable solictor fees for debt letters?

Hello Dear,

Write them a letter explaining the reasoning you have not paid and offer them your affordable terms to settle the unpaid amount and they should accept this without taking court action, but if they ignore this then you have this letter to show to the court that your willing to sort out this matter but is them who are treating you unfairly by refusing way of payment plus adding up unnecessary extra charges.
