What happens next if Tenants now start to claim Housing Benefit?

I am pretty disgusted at the language and tone used by Gary Dully.. I have had LA tenants for some years, always had good relations with local council and tenant, no problems, ever. As with other persons some tenants are good, some are bad, but as with landlords don't tar them or the council with the same brush.

My advice is to get a confirmation letter from your tenant to share information and then personally visit the council. I have always found this work best.

Test case for landlords under EU Human rights act possible?

Hi all
It has taken me 5 months to evict a tenant under normal section 21 rule. She had been told by the local council to stay put until a court order was obtained against her. I engaged my solicitor initially as I guessed there would be problems with her moving out. She refused to co-operate with the council - she is eligible for social housing and stopped paying her additional rent - most was paid for by HB. It has cost me about £950 with no hope of getting any cash back as she is only now on benefits!! I will not - sadly - take HB tenants again

Do I need an AST for a 4 month let?

Hopefully (!) she will move during or at least at the end of her 2 month notice. That gives me about a month to move my other tenant and get the house ready for students. House 2 is ready for new tenant, just been refitted kitchen, bath and redec. throughout. The students are - apparently - all lined up and looking to move in August.

Presumably, the consensus is I can't let for less than 6 months! Can I make an arrangement with new tenant for 4 months - guess if they decide they want to stay I am lumbered?!

Best way to structure three sharers contact?

I have several properties that have unrelated tenants. Each has their own AST plainly saying they are individually responsible for any council tax. Do I assume from Romain posts that this is not so?

Debate with Landlady – Right to have a pet

I have several properties and I love cats - and dogs! I have 2 cats in one house, all nicely kept and clean and tidy. However, in another a cat was left by a tenant who left - saying she would take the cat and didn't - leaving it to me to look after. Next tenant was happy to take it on - so no problem there although I help out with food. However, she had a friend join her, with my permission whilst looking for accommodation who also bought a six week old kitten into the property - without permission, They had a row and the friend left. I tried to re-home the kitten but unfortunately it got run over and ended up costing ME £865 in emergency vet's bills and the poor thing had to be put down - moral here, NO PETS!!... Read More
