Hi, Mark.
This is a fascinating thread and I am going to cause a few raised eyebrows by being very naive (or is that thick?!) and ask how you divide by 7%? I thought 7% was a division in itself. Do you mean the figure you end up with is 7% of the annual rent after deductions? Sorry to ask as it's obvious to others: maybe I'm being too literal.

How to chase landlord in court for late deposit protection

I think you've hit the nail on the head, Rob. Too often the landlord is tarred with the same brush as the cynically bad ones and some tenants think it's okay to simply screw money out of one. Like you, Rob, I think that if Peter didn't suffer any financial loss because of the delay, I can't understand why he thinks it reasonable to try to penalise the landlord. Of course, I don't know the background - maybe the landlord had been one of the 'cynically bad' ones I mentioned above and Peter simply wants to get recompense for earlier landlord failings.... Interested in your comments re. lettingssupermarket as my partner and I have a small portfolio of 4 houses, with 3 houses placed with a major national agency who have been, frankly, rubbish! One of the houses will need a new tenant by November and we are keen NOT to use the existing agency, so ' lettingssupermarket' sounds almost too good to be true.I tried phoning on their 0800 line just now and was unable to speak to anyone, just had to leave a message. Is this normal in your experience? Clearly, I understand that much of the contact will be online, but it's still important to be able to speak to someone directly.Anyway, your views would be greatly appreciated.
