Electric Boiler tripping off RCD?

We had an electric boiler fitted which has been a fantastic solution for us.....however, it is very important that the total capacity of electricity for your property (from the main meter) is properly assessed so that the boiler for it does not exceed that limit. We had to have a boiler that required slightly less electricity capacity than one we could have chosen, purely for this reason. Were you properly advised as the capacity of your meter in the first place, upgrading it is very expensive, but may be the route of the problem?... Read More

Definition of 'single household'?

Hi Pip,

Our case was settled 'out of Court' at the Mediation phase prior to the Trial Date where our Management Company 'gave in' and agreed that one household in the lease can be interpreted as two or more unrelated individuals jointly renting a property on one AST. Does
this help you? Do not hesitate to email me personally on: wendymcguinnes@aol.com to know more.... Read More

Our Settlement Agreement at Mediation (just 3 weeks prior to the full blown Trial) has stated the result of our case, but this was accepted by the Defendant (our Board of Management) for our lease. Although open for all to read, it will not form any 'authority' for other's cases, but may help in that the Landlord for our 167 flats and their large firm of Solicitors were finally persuaded by our argument, if this is persuasive enough to be useful I'd happily share this document if you wish to write on me at: wendymcguinnes@aol.com... Definition of 'single household'?

Reply to the comment left by T Krishna at 29/04/2021 - 01:57Hi, Re: Household. I've just spent two years litigating about the definition of 'household' in our lease (being different to the word 'family''). We always maintained three unrelated sharers (certainly on one Assured Shorthold Tenancy Agreement) are able to be one household where there is a good sized communal area and other shared communal facilities, kitchens/bathrooms where any can share a meal together should they wish. The Management Company and us agreed an out of Court Settlement at Mediation stage where this point was accepted by the Management Company at last and therefore did not need to be tested at Court. Government definitions (away from the Housing Act) were accepted therefore. We did not test if three unrelated sharers on three individual tenancy agreements would also be accepted as one household with the same circumstances in other respects. This case was settled on 6th April 2021. Our great solicitor, now well versed in the arguments, is Johnathan Arman of Glanvilles Solcitors in Chichester.... Read More

Rogue management board and cladding grant funding?

We are going through a similar experience of questioning our Board over their action/lack of action and transparency on this expensive subject. We have been considering similar remedies and would like to know the validity of your Board's comments? It sounds unlikely to be true, why would the coming and going of Directors affect what is in the pipe-line on timing or costs. Just feel this cannot be right?... Read More
