EICR Confusion - ReTest ambiguity?

Firstly I arranged for an engineer and paid the bill in February 2021. I had to send them a reminder in March that I had received nothing about a date for the work to be done. The engineer came, he had never heard of a 'earth rod' while he was away for lunch and to collect a blanking plate he must have read up, so property 1 passed. He went to property 2 and failed it on the extractor over the shower and the fuse box in the garage. I was sent a bill for what the two items would cost me, I accepted the quote and made an appointment for the job to be done. With the post code being PE they all think it is Peterborough when it is not. The poor engineer had a 45 minute drive to us. He asked about the extractor in the bathroom, had it always been as it was, my reply YES. He then went into the garage the only problem there was a RCD that was not required. EICR has thrown a complete spanner in the works?

One of my properties got through, after him consulting the inter-net as he has never encountered an earth rod in a property. The other property failed. I have got back to the company that did the work as they gave me a quote, which was quite good. Now I find I am chasing him, they have said they will get back to me? They also said the property should not be let, I have a family living in there so I want the job done quickly. I do not think it is that back as the electrician who did the work is very good, just that he is unobtainable.... Read More

Smart Meter Installation - thoughts please?

If you Tenant cannot afford the bills, then what option do you have. I am still going through the process to revert from smart meters used in my property back to monthly bills. My Tenant moved out in November 2020, I have still not got it sorted out. You can only change from a smart meter to one of the big 6 companies.. I found that in the 3 months I had to be on the smart meters, the bills for gas and electric were out of this world. We put £250.00 on electric and £350.00 on gas and we only received just over £100 back. You work out what they are charging, my property was empty going through re-decoration. I am really getting fed up with British Gas, the time I have spent on their CHAT help. Being given from one advisor to another. I have had to do an extra 4 visits to the house a round trip of 35 miles. I do not see how people say it is cheaper, I know they can top up £10 a go but it is no fun after putting £100 on, to find it is not registered on the display in the house. My husband then spent 1 hour to 1 hour 30 minutes trying to find where it had gone. Try to get to the reason why they want this. I do know of a Landlord locally that has all her properties on these meters so that she is never left with unpaid bills. Think hard about it, then decide.... Read More

Smart Meters - Beware and advice needed?

The other thing I forgot to mention is:- my property is empty. I go and do jobs, use a little hot water. The gas boiler is on a frost stat setting, it is using over £12.00 per day. How can this be a cheaper method for people who have no money. If you go into a credit balance they loan you £15.00 but you then pay interest on it. The standing charge per day is 36.18p. Smart Meters - Beware and advice needed?

This is something I have just found out. My ex-tenant had a Smart Meter fitted, firstly without my permission. Now the house is back in my possession, changing the meter back to a pay monthly is not funny. You can only go to the big 6 suppliers i.e. British Gas, Scottish Power. They will then check the Smart Meter side to see if their system works with it or not. If it is 'no', the day they take over the supply they send someone out to change the Meter. I have been trying to get it switched since November 2020. Companies I tried did not inform me, it was only after speaking to Which Switch they told me what to do.
