Hi Smartermind during previous inspections the paintwork had been untouched i can only assume the horrendous painting was through lockdown boredom !! the insurance did cross my mind but having had a claim last year at home and a hell of a fight with the loss adjuster and the subsequent renewal stigma that nearly doubled my premium i am loathed claim on it for fear of the increase !!... Avoiding Condensation and Mould literature?

You really need to look into fitting a positive pressure ventilation unit, having been in your position with a newly modernised flat and tenants drying all their washing on the radiators because it was cheaper than using the washer dryer supplied !!! We had streaming walls and mould starting....... after some research we installed the Nuaire system with built in heater £400 IIRC fitted it myself it is powered from the lighting circuit so they can't easily switch it off !! it will circulate air around the property giving the same effect as opening a window slightly (basically you need to remove the moisture laden air) I'm afraid just asking a tenant to air the property is a waste of time they won't because they say it will make the flat cold !! what they don't realise is moisture laden air is harder and more expensive to heat !! I also cored a couple of air vents to help get the damp air out !! no more streaming walls, no more streaming windows and no more mould, I even called out our council environmental officer prior to fitting the unit and he said i was wasting my money !! " tell them to open a window " was his remedy !! we now have 9 flats all fitted with the positive pressure systems they can be loft mounted or wall mounted for those with no loft space. My install advice is to ask your electrician to mount the fused spur where the tenant can't easily pull it to deactivate the blower !! you really do have to " out smart " some of them lol....
