Sorry I meant I renew contracts each year as most change rent by a small increase

I’ve never updated any terms previously so hence question

I’m ok writing it but it’s more can of wording right and if people do it in theirs

My original contract template I’ve used for 20years so covers most requirements but costs of flooring I’m thinking may need amending for first time to help save money in long run

I will never let my properties go into a bad state as am accredited but it’s setting the expectations I suppose... Read More

I have a 50/50 split of professionals vs uc

I think it would have to be a judgement if the issue was wear and tear

I’m sure you can add in a clause as you wish as long as tenants are aware of any changes to the original tenancy

Obviously it’s then would they sign it or just refuse

I renew tenancies yearly so will be adding this year and blanket post amendment letters to advise of the change

Totally agree what I mean which I may not have said right was if I let a property with a clean functional carpet that once in that it’s the tenants responsibility to replace if required... Read More

I always put new carpets in every time relet as always repaint between tenants so is as expect to get it back and generally get better tenants because of standard

obviously vinyl and carpets if not kept well or tenants have pets can become worn but should I exclude and say on average 10years is life span of carpet as underlay is same that I use and put clause in

No carpets are put in council houses as they rip them out whatever state as I was shocked but my tenants just moved out and her new house has no Flooring or shower over bath which I was shocked but clearly dash standards etc don’t cover ha or la houses... Read More

Totally agree with every point you have said

For me I know of people who have stumbled into being a landlord who Are not going through licensing and I bet the council don’t find them

I’ve told them they will get fined but they
Have said they are only doing short term let till
They sell in year but can’t recoupe proportion of the license fees

It’s a joke as I bet they haven’t even invested into any software or data sets to use to cross compare data from
UC payments vs licensed properties I
Mean it’s just common sense as well as land registry vs council tax bill etc yes people will be legitimately paying for a partner etc but it’s all common sense
