Blogger says tenants with Coronavirus should get 3 months rent free!

Please can nobody engage in any further communication to do with this chat as it doesn’t warrant any response in any capacity nor does it require any attention as the more attention people are giving it the more exposure it is getting and therefore could possibly get its foot in the door.

This sounds like you have either been ignorant or deceitful by issuing documentation towards your advantage and the disadvantage to the normal unknowing tenant/s which means its now your turn to feel the reaction of the action you took when you issued the wrong documents for the tenancy, you can but only pay what you owe and hopefully learn from the mistake towards being a better landlord and acting appropriately in the future.

Tenant handed in notice but wants rent refund?

You most definitely should not be charging rent for any time that it is un-rented.
Always try and remember that once you give an inch they will and they do take a mile.
I personally do not give an inch anymore whatever the contract says I stick to, I just had a tenant the other day with a very similar situation they handed in their notice to vacate yet this terminated premature to the rent date, I just corrected them by informing them of the minimum date of vacation, so if they wish to physically leave early they are welcome but they will still be paying until the notice to vacate date which is the same as the rent date (pro-rata)... Tenant claiming £10k damages?

Please do remember that anyone can take anyone to court for anything regardless to whether there is any substance or not.
If you have done no wrong as you state than you have very little to worry about, however what is paramount is that you get your affairs in order and do yourself a timeline and prepare all your communication with them and print it all off and go through everything in its entirety and cross reference it with the claim form issued against you to confirm you are happy there is no substance to the claim.
Once you have compiled all evidence to satisfy yourself and in preparation of court protocol you should then prepare your defence as a draft and referencing directly to any evidence you have in your timeline reference sheet.
You Will need to get well versed in part 27 of the small claims procedure and protocol and it would be most helpful also if you extract any relevant data on your local council website surrounding repairs.
You may find a slight weakness in your defence regarding being a fit and proper landlord if you are found to have rented the property in what may be classed as a substandard state of repair however this should be able to be dealt with by analysing the inventory and all pictures and receipts of anything that happened just prior to the lead up of the commencement of the tenancy.
When you file for a defence do also ensure you add a counterclaim for your expenses and or anything else you feel necessary.

You mention the claimants rejection of mediation you can write a separate letter to the judge or file the necessary documentation through the court room regarding the claimant not following protocol and you must make sure you emphasise this at any stage and any point you come to the church as this is looked upon extremely badly for the claimant in this instance.
