Fed up with all the landlord bashing - What's the alternative?

Reply to the comment left by DALE ROBERTS at 05/08/2018 - 22:05
Hi Dale,

Thanks for bringing this to my attention.

This is somewhat of an anomaly in that an inspection was instructed but we haven't received the report from the clerk and have since parted ways for various reasons.

I have instructed an inspection this morning and this is being arranged with the tenant and we shall have the report with you as soon as the clerk has attended the property.

I apologise for this and if you do have any questions then please do not hesitate to contact me.

Fed up with all the landlord bashing - What's the alternative?

Hi All,

Firstly thank you for the positive feedback it’s much appreciated.

It has been a while since I corresponded with Nottingham CC regarding the requirement to be accredited by DASH and i have complained to them in the past that it is not feasible, as rob has already mentioned, to be accredited by every scheme particularly when working with tight margins and already being accredited by a nationally recognised body that is Propertymark/Arla as well as then being members of NFOPP, Property Ombudsman, rentsmart wales, property factors Scotland etc..all of which have a fee attached to them.

I’ve emailed both Nottingham CC following up my previous complaint as I’m yet to receive a reply and DASH to try and shed some more light on the matter.

I do however consider it at best unfair when already meeting Propertymark/ARLA’s strict requirements to be a member including meeting there CPD requirements, annual client account audits and being a member of there client money protection scheme to then have to gain further accreditation and pay a another fee which will almost definitely hold the same criteria to manage properties in Nottingham.

As soon as I receive a reply from both parties I’ll post it up

Here's My Bitcoin Strategy - What's Yours?

interestingly enough i have had an increase in landlords, literallty in the last month, asking if we could pay rents into crypto currency wallets and after a few checks with Propertymark/ARLA providing the account is registered to the UK then this isn't a problem.

This actually lead me to looking into how bitcoin is affecting the rental market, and there is a company which offers management software to take rental payments via bitcoin. Unfortunately this is currently only available in the US, however the recent growth has lead many people to be able to cover the cost of renting through the growth that bitcoin has seen as of late. Of course, as with any investment, there is the possibility that it could end up costing them more but its certainly an interesting concept.

Only time will tell how bitcoin affects our day to day lives and the rental market but we are certainly looking into ways that it can be integrated into the lettings industry.... Read More

Can I cancel my letting agents contract and keep my good tenant?

Reply to the comment left by "Scott Blackledge" at "14/12/2016 - 06:21":

Hi Scott,

Frequent inspections is unfortunately pretty vague, but would of course depend on if they have carried out an inspection at all.

That is correct they get two weeks to reply to any official complaint. If they haven't replied i would contact the ombudsman directly and register your complaint with them, the ombudsman will then contact them to discuss the complaint and enquire as to why you haven't received a reply.

In these situations there is usually a middle ground to be found to leave, however if they haven't offered the service you signed up for then i dont feel you should back down.

Whether you wish to leave and risk legal action is your prerogative, and dont believe it would be right for me to comment. If you do leave please give me a call as i'm sure we can offer you the service you need,

Kind Regards

Can I cancel my letting agents contract and keep my good tenant?

Hi Scott,

There are a couple of points you've made which may allow you to leave your agent subject to the terms of business you signed with them at the outset.

In there terms of business if they have stated the inspection frequency and have not adhered to this without any reasonable explanation then there is a breach of contract immediately. Inspections are very important to ensure that your property is being looked after by the tenant and to ensure that that there are no issues to the fabric of the building or its fixtures and fittings which could cause issue in the future.

If they haven't sent a plumber to fix a leak which has resulted in additional damage payable by yourself any they have not compensated you for this then this is another breach of contract.

I personally would make these points to them and suggest you are contemplating reporting them to the property ombudsman (they will have to provide you details of the clients complaints procedure as part of being a member of the ombudsman) and this will provide you with more leverage to leave them and you may find that they would rather keep a clean record with the ombudsman than enter internal litigation.

I hope this helps and if you would like to discuss this further or have any questions at all then please do feel free to contact me.

All the best
