It's going to get interesting. One of the benefits of Brexit (and this is not a pro-Brexit post, there are many downsides as well) is the UK has increased immigration control. This doesn't imply that immigration has to be greatly reduced and it does mean there can be increased selectivity. There potentially could be some significant challenges funding public services in the future and with limited options to increase taxation. The UK has become familiar with managing problems associated with increasing population, a quick check on the stats shows increase every decade from 1851. We could enter a period of no or low population increase all of which is dependent on government policy. I'm very wary of any predictions as I think the UK is entering a period of unpredictability. This doesn't imply recession, the breadth of potential outcomes are wider than usual. How many businesses had "manage mad bat virus" in their 2020 business plans? Another good point. Without effective enforcement of standards then "rogue" landlords are allowed to persist. It inexusible as the purpose of the licence fee is to fund the operation. Councils need to be held accountable for their performance on this matter.... Read More

I concluded a few years ago that UK government policy does not favour tenant interests. It may have intended to although is failing to do so. It's misses the basics of economics by making it sufficiently unattractive for the supplier (i.e. landlords). This reduces the supply whilst the demand is not decreasing and therefore prices rise. It's a flawed concept that everyone wants to buy their own home. Buying and moving home is a costly exercise and people who don't want to commit to a specific property prefer renting. Secondly, there's a significant number of people who do not meet the lending criteria of mortgage providers and find it difficult to achieve their criteria especially with deposits and credit ratings. Reducing landlord margins also increases the risk of property quality degredation; also not in the tenant interest. Time to re-visit government policy especially as immigration quantity into the UK is very likely going to be substantially less than experienced in the last 20 years.... Read More

Complaints not resolved on multi-home cover?

British Gas service cover used to be excellent. 1. Easy to log a call, 2. appointments fulfilled typically within 24 hours, and 3. engineers who were equipped and knew what they were doing. #1 and #2 have gone and #3 is still in place. I changed service provider to a different company with a commercial (not residential) service with guaranteed 24 hour call out. Latest situation was an 8 day elapsed time for a blocked sink call out. I can't have tenants without a kitchen sink for 8 days. British Gas, your accountants have taken over and customer satisfaction is in decline. It's not all about the price, I need quality of service delivery to pass on this experience to my tenants. Recommend British Gas go read the Mercedes case study from the late '90s, aborb the damage that was done by cost cutting and how much and how long it then took to recover the situation.... Read More
