Lease Options, How Do They Work?

Glad I stumbled on this. Just to confirm we are NOT doing sandwich lease options, which probably need regulating depending on how they are structured. We have set up our own Rent to Own product, which we have paid an FCA Compliance company to have their professional opinion. We even have a bespoke insurance product to protect the tenant and all "super rent" or top up is kept in a client account with full fidelity insurance. Our product does NOT fall under Home Purchase plan and therefore does NOT need regulating. We have jumped through many hoops to make this, in my opinion, the safest Rent to Own product in the market. We have many happy tenant buyers and landlords, and it can work when done correctly, but I totally agree there are cowboys out there ripping people off, as with any industry.... Read More

Yes you are correct, those with portfolios at the lower end do tend to be the ones that can handle the larger interest rate rise, but then again they also tend to have more repairs.

We do have one agency that manages professional lets and those are the ones where the margins are smaller

We only take into account their property portfolio, although, we did this a year ago for a LL, and he said our figures were not acceptable as he had 3 cars he needed to pay for and we needed to increase the rents to cover them. He was already getting slightly more than market rent on most of his properties

I would say 7% at a minimum, but thats down tot he areas where i live and cheaper property prices... Read More

I was and still am referring to the selfish and uncaring people who look down on others without knowing the full facts.

We also do portfolio reviews and stress test most of out LL portfolios fee of charge so a huge amount less than you think... Read More

They followed us for 10 weeks up to 8 hours a day. With over 1850 properties we only has 3 tenants who were of any interest to blast films, and only Paul was deemed interesting enough to be featured in the programme.

I actually take it as a compliment that they couldnt find any more footage, and is a feather in the cap of the staff who can deal with smilar situations efficiently and effectively and cut them off at the pass so to speak
