But I did learn something with regard to the deed of assurance that is a good and worth knowing Thank you
Some of my tenants have been with me a number of years the longest is 14 years and I have some others close to 7 years.

DSS Tenants - does this video say it all?

I see this debate has rumbled on! my inbox at least half dozen new alerts each time I look.
This has certainly opened up to a lot of views, although I can see the other side I still think it is not good practise to present a property in poor condition (even if it is cosmetic).
To allow tenants to decorate how they want is fine, to let them put up pictures ok, I give my tenants free hand to do this it is usually a sign that they will stay for a while.
I still have regular visits to check on things (the fabric of the property).
But I cant see how any landlord would not visit for a year and then find a wall removed?
It might not be structural but what if it is acting as a fire break and then there was a fire this could be disaster for the tenant and your duty of care to them as the landlord you would be liable.
Try explaining this to the insurers or heaven forbid the judge how you neglected to visit for a year and the tenant just decided to remove a wall!
on another point it don't matter if you are rich or poor or what your background you should be entitled to a descent property to live in.
Yes there are two star and five star houses not a problem but they should be presented in good order.... Read More

I agree with Vanessa the standard of property should be high for all tenants,
if you provide a good quality product most of the time it will be respected and looked after.
I think the video has done nothing for the reputation of landlords or tenants,
In my time working for letting agents on maintenance of various property I have seen exactly that type of situation but not that often.
I am surprised by Marks reaction considering his efforts with regard to the good landlord campaign.

Who's responsible for a blocked gutter?!

With regard to gutter cleaning,
If the gutters are not cleaned there is a danger to damage the fabric of the building by water ingress.
now a while back I was called to a property which had had water ingress around the back door frame and it was due to the gutters above not being cleared water tracking down the wall damaging pointing and rotting the wood frame.
This had clearly been a problem for some time due to the damage done but not reported the property was managed and the old tenants had left the new ones reported the problem shortly after moving in.
I would say the following if when the property is inspected a problem like this is found on my own property I would clean out the gutter to save further damage It just makes sense to maintain the property in good order tenants may not have access to a ladder surly an amount could be built into the rent to cover such maintenance after all what are we talking here £40 once a year... Interest only or Repayment BuytoLet mortgages

I have always used IO mortgages as a way of getting my capitol investment back
if I decide not to sell a property and let it out instead .
I will then go forward and purchase another property in poor condition do the work to increase the value then take another IO mortgage to release the monies to go forward again.
I will sell if the market is right but using this method as a builder I can fund my own refurbs and not always needing to find work elsewere
