Splitting into leaseholds on freehold building to refinance

I did this a few years ago for finance purposes as well. From memory my solicitor moved the freehold title into a limited company, which I set up online cheaply. I gave my accountant a market value for the freehold and they showed it in my accounts as a disposal/sale to the limited company and I think as a Director's Loan to the Limited company. I get mine free with my Lloyds Private banking account. I don't pay for this as I keep a certain amount of money in the account. With the interest rates being so low it works out cheaper to keep it in the bank earning no interest. The benefits for the account are really good, free worldwide insurance, mobile phone insurance, AA, Experian and a few other bits I can't remember. I have claimed on the insurance and it was very easy. If they ever change their account criteria I will definitely going with Revolut and getting myself a nice metal card.... Read More

I get a really good travel insurance policy with my bank account, otherwise I would upgrade.

Hi Mark
I've got a Revolut card and think it's absolutely brilliant and really easy to use. I've used it in various countries and never had a problem spending or withdrawing cash. It still works out cheaper to pay their commission, if withdrawing more cash than the monthly allowance, than to use my bank card. It's so good being able to transfer from my bank just before I spend. I recently made a £600 payment in Thai Baht and it worked out £30 cheaper than my usual card. My husband also has one, so we have double cash withdrawal allowance. I've been more than happy with the free one, as it has done everything I need it to do.

Please help with confusion over Building Regs and HMOs

I own a block of flats that are deemed HMOs under S257 and like you wanted to change them to meet 1991 Building Regs. In the end I worked that was much easier to install the appropriate fire alarm, doors etc and licence them as HMOs. Your council should have the information informing you what work you need to carry out to make them compliant as HMOs. This will then be definitive and will ensure you receive your licence. The work can be carried out with minimum disruption to your tenants.
