It is hard to find a top class A1 tradesman but once you have one, do not let them go! They may be slightly more expensive than 'Dave' down the pub who could do it at 'Arf the cost' but its not worth it.

My Dad is a self employed decorator/carpenter and he has done extremely well by just being good at what he does and dependable. His clients are very loyal and most of the time, do not even ask for a quote. They know that he will do a great job for a reasonable price.

When I asked why he doesn't charge more for such good work quality, he said he wouldn't want to risk losing the trust of his best clients/friends.

You need to build trust with your tradesmen as you need to know you can rely on them.

Personally I think the whole 'Dave is 6p cheaper an hour so I'll go with him' attitude should be binned in favour of quality and the hunting for a cheaper quote should only be used if extremely desperate.... Read More

3% rent increase reasonable?

When I was a tenant, my landlord would raise the rent by 10% every 6 months. When I questioned this he said he likes to keep fresh new faces in the property.

This was in 2005, my first pad. Started off as £500pm for a canal-side 1 bed flat in Maldon. I stayed for 18 months before the rent increases forced me to make the jump onto the property ladder and leave renting behind.

Looking back, I think its more likely he didn't want to deal with the property condition complaints and it was easier to get new tenants and quickly bodge something back together between tenancies.

3% is not a big deal and you need to raise your rents to stay profitable. Go for it.... Read More

I was just thinking that maybe having this pension pretty much untouchable, running until she is 55, means I could then pass it over for her birthday and hey presto, happy retirement. (I'm planning to still be around!)... Read More

Fair comment Mark, I don't actually advise on pensions but I was pointed to this article by a pension adviser, as dad to a 2yr old, I'd love to leave a pension behind for her... https://www.moneywise.co.uk/pensions/manage-pension/start-pension-your-child... Read More
