BMV property deal gone wrong - what would you do?

Mark is right and its all about research - doing your own. BMV suppliers have a strong vested interest in appraising the value as high as possible, comparables can be used selectively and refurb costs routinely ignored. It sounds like the short lease was ignored in this case, but any lease below 80 years significantly devalues the asset, and the depreciation increases exponentilally as the lease shortens. I'd take the family as they are most likely to stay the longest. Additional superficial damage is no issue if they are staying long-term. Perhaps the void is an opportunity to do a bit of preventive maintenance?... Read More

Two little tips I could add. Use silicone sealant around the edges of the vinyl flooring to stop any splashes finding their way to the ceiling below. And if the walls and ceilings are insulated they won't attract as much condensation therefore less black mould as condensation needs a cold surface to form on. ... Read More

Open Letter to The Property Ombudsman - Agents Operating Illegally

Thanks Mark for this excellent initiative. Dishonest operators have been fleecing the unwary this way for far too long. I used to spend time outing them, but the reality is there seems to be a never-ending supply of gullible people desperate to thrust money into their clutches. I've got limited time and frankly I've run out of patience, so it's really good to know there is an official body to send dodgy-sourcer spam to and laws in place to deal with them.
