Splitting energy bills for tenants working from home?

I just state in the AST that bills will be split equally between residents and a copy of the overall bill would be available on request. Otherwise you will get " I went away for the weekend, so can you knock something off " Keep it simple and if they don't like it they should move on.

Going down the Drain?

Deposit organisations will usually always go with the tenants with disputes. The only thing that stops this is quality evidence.
How long have the tenants been there and have they reported a drain blockage problem? When you appoint a contractor get them to give an opinion as to the cause. Is there any history of blockages? Photos and videos are always good but of little use in this situation. The bottom line is in the X number of months no problem was reported, so a reasonable assumption can be made in that the drains were working so the blockage was there fault. Utilities Nightmare taking my time?

I have a similar set up and have changed all of the meters to "smart meters". Took some time and broken appointments etc but all are now done. I now use Octopus for all of my Gas/Electric supplies. It is all managed totally online and you get monthly or quarterly bills, whatever is your preference. They are not the cheapest but not the most expensive. Their Customer service is excellent and I do it all online and only had to call once with only 2 minutes on hold! My office time dealing with these issues has reduced from 3 or 4 hours a month to 30 mins at the most - Great!!... Read More

Tenant, Neighbour, Agents and the fence?

I would put up posts and use panels that include feather edge and they look largely the same both sides, in the long run panels are easier to replace when the next wind arrives. They are 20-30% dearer than standard ones.
Leave the chicken wire up and if he does not like it tell them to put a fence up on their side could be one solution but not good for future relationships!!
Maybe send him a letter/note through the door, with a picture of post and panels you intend to use and get him to agree it in writing to the fence and access to put it up.... Read More

What’s the best form of electric heating for rental flat?

My HMO's have new(ish!) gas boilers and I will be replacing them in the next 2 or 3 years with 10+ year warrantied gas boilers.
Heat pumps are popular in some countries where it is warmer though the winter but I am not sure if they are suitable for the UK. They run at lower temperatures (35-40 degrees C) so you have to leave them on longer to keep to maintain temperatures. HHSRS states you must have heating that will be able to warm up to about 19degreesC in 30 minutes and it is unlikely Heat Pumps will be able to do this at the moment in a UK winter.
My feeling that Heat Pumps will be pushed into the future when the tech gets better and your right, several units in a Victorian building will be expensive and space wise very difficult.... Read More
