Which would you go with, 5 or 10 Year Fixed

I guess the question is also, how does this compare with what you were paying already?
I am a bit blessed with historic life time 0.5 over base so am currently paying 0.75% interest only on a couple of properties which is great BUT it makes it very difficult to take any more money out of the property (there is over about £500k in the London house), I cannot access that money without giving up the historic low rate.
Without knowing any other details I would personally go for the slightly higher 10 year deal if it works and gives you sufficient cashflow that you are happy with. Having bought my first flat in 88 with base rate at about 12.0% your 3.49% for 10 years doesn't seem too bad.
Can you please advise who is offering these two BTL rates?
cheers,

EU Referendum - Landlords Reactions

I've seen a lot of comments about how from a landlords perspective it may be better to vote IN.
We are mostly landlords but I have voted OUT this morning. This is because I voted for the common good of the country and not from a narrower very short term personal perspective. (In any case I do not believe there'll be any ongoing negatives for landlords!)

I love Europe, I am married to a Spanish lady, live a lot in Strasbourg have 4 fantastic daughters that speak French/Spanish/German and English but I HATE rule from Brussels.

If we manage to get out there may be some short term trauma but it'll be followed by a much better chance for prosperity than if we remain hitched to Brussels dictates.

I also believe that after an initial flurry of exchange rate movement the property market will stabilise and we'll be in a much better position financially. It may well be that England becomes fare MORE attractive for people with money that wish to invest in property outside of the sinking European dream.

This is the best chance we'll have to get out from under the undemocratic lobby driven Big corporate/big bank controlled Brussels mafia.
Stronger, Safer and better off as an independent country controlling our own laws, trade, borders and financial affairs - Vote OUT!... Read More

Mark Robert Alexander vs West Bromwich Mortgage Company High Court Judgement

Without doubt we need to appeal.
If this decision stands then it means that ANY mortgage agreement made by ANY lender can be changed at whim by the lender because they're bound to have some line buried in the T&C's somewhere that might introduce an element of confusion or doubt that can be exploited.. We've just seen how an apparent contradiction in two different sets of terms by the same lender have been resolved to the lender's advantage whereas contradictions would normally be resolved in the recipient's favour.
As distasteful as it is we need to put our hands in our pockets again if need be (and for those that can afford it) to fully fund an appeal.
You think they'll limit this to people with 3 properties?
No - they just changed their minds, now it's anybody with 2 properties
You know, actually, we've had a rethink, if you have a tracker mortgage on just your own residential property then we believe it demonstrates a certain level of financial acumen greater than the standard consumer (the FSA agree, we've already told them, I mean explained this to them)
We need to attrract basically anyone with a tracker mortgage and warn them 'you're next!'. We somehow need to come together collectively
These vultures at WB think they've been circling over a few hundred poorly funded infividuals but we need to spread the word through online networks and social media to as many other people as we can. Don't expect too much serious help from the mainstream media as they know where their advertising revenue comes from and 'it ain't from us'

So - we can all be despondent and meekly say 'ok, you've won, at the first hurdle' and look forward to them stealing our other properties or we can draw a line in the sand and say NO, you will not f*ck/ng get away with it, we will appeal and our numbers will swell due to your transparent dishonesty'.
WB think they've won, with a bit of persistence on our part they've just sowed the seeds of a much bigger win by us.
Time to WAKE others up to what's coming down the line to them if they don't take action NOW... Read More

Property118 Members vs West Bromwich Mortgage Company

Just transferred £1144 through for my single mortgage. Have been out of the country (and still am) so had been trying to gather papers and cheques to post etc so glad I've been able to just pay it online. Seems the required number has been exceeded which is very encouraging.
If anybody else has been leaving it till last minute, now would be a good time and especially easier now you can just transfer it through.
Now all we have to do is win the case!... Read More
