Mark, can I ask your advice? I need to act today on this.

I mentioned previously that although we had three 2% rate hike letters simultaneously, we have only subsequently received TWO of the 1.9% letters which also give us the new amount to pay on 1 December. We intend to meet our payments, to keep things quiet while the action proceeds, confident of getting it back later!

However, my question is this - I have NOT been informed of the new amount to pay on one property. (One reader suggested it might be because it could be a "9" mortgage - but it isn't. All 3 are "8" mortgages taken out through the same broker). The property in question is the largest and most expensive: the extra 2% will mean over £1000 extra on this house. Why such an expensive BTL? You guessed it, accidental landlord on this one through acrimonious divorce. Had to buy it out at an inflated price, just to get matters finalised. Anyway, that's another matter.

The point is: do I phone the WB and ask what the new payment is as it is due on Monday? Or do I let sleeping dogs lie? It's not on DD, so I have to make the change. Can you advise?... Read More

Delighted to read the comments from Mark Smith Barrister at Law and also about the fascinating defeat of West Brom by the commercial sector. We've been in the fight with money in the pot from very early on, and it was not a particularly good time to have to find £720 (boiler malfunction in one property, broken pipe disaster in another - who'd be a landlord....) but I so glad we did. Glad this is all gearing up for action. I posted last night with a question that got a bit swept away, but I'm curious on the reason for what I'm experiencing, and would be grateful for insight. I am paid up to the Action £720 on 3 WB mortgages: 2 of these are quite small on flats, and the other one is on a £££ house. All the mortgages were through the same brokers and the accounts have the 8 code. I had 3 original letters telling me +2% BUT then for 2 I got the 1.9% letter, andt on the 3rd BIG one (the one that really matters most financially), no 1.9% letter and NO update on what the new payment will be in just 4 days time. We have received the 1.9% letter on 2 out of 3 properties saying what the DD amount will be. 10 days later still nothing received in respect of the 3rd (and by far largest) one. The new rate applies in just a few days but we have no knowledge of the amount to be taken from the bank account. Any thoughts on this? They advised us re all three simultaneously back in September.
