Scrap the S-crap-ped Selective Scheme

I have been invested in Manchester for some time and had to apply for over 20 licences when they introduced selective licencing for a large area (Gorton). The licences were for 5 years and when they expired in 2012 the scheme was not renewd because it did absolutely nothing apart from create bureaucracy and costs.

They are aiming at a smaller area this time but there is no low demand for buying as the houses get snapped up nor for renting as nothing stands empty for over a week.

The council has enough power to enforce the regulations without once again creating more bureacrcy and cost. Everyone affected needs to take part in the consultation and not just leave it for others.... Read More

Are my rental expenses from the LAST tax year allowable in THIS year's return?

Neil's advice is ask a good accountant - Mark A is not an accountant!
Like many say those costs are NOT capital costs but normal pre trading costs that can be expensed. You could create a loss in the first non trading period and carry that forward but really no point so just expense them.... Read More

Tenant in custody!

Thanks for the advice.
The tenant wasn't on benefits as was full time working and I doubt she will start applying for benefits from her cell!!
She will clock 2 months' arrears in 4 weeks' time so I undertand my most straight forward route is a Section 8 2 month arrerars one. To use other Section 8 grounds I need proof she is in custody and the police will tell me nothing so I have no evidence she is - only what the neighbours and her mother says. Model tenant for 4 years then this!!

Mortgage Express transfer to Rosinca Mortgages - anyone else?

Mark - I've 6 MX loans and all say after the fix period they are on 'Buy-to-Let Variable Rate' BUT I cannot find this defined anywhere in the paperwork that I have.
