Yes I am 99% sure you are right John. I am preparing myself for that answer when I call the council officer next week....it means I have wasted my money on the alarms I currently have installed. It was a big mistake I made, but thats life. I will attempt exactly what you suggest, so long as, as you say, there is a permanent live at each ceiling rose.

Yes, I know at lot of alarms get wired directly to the RCD / consumer unit; in fact thats what I have done in another one of my HMO's (I learnt the hard way!).

Smoke detectors do detect fires faster because they don't reply on heat build up, but then as you say you have the problem of alarms constantly going off in kitchens etc....looks like you have discovered a niche in the market, ever thought of marketing your own alarms Mike? 🙂

Many, many thanks to everyone who has replied (the thanks goes out to 'reader', Mike and Gary!). I cannot tell you how useful and appreciated your comments have been. I'm sure I don't need to tell you that being a landlord can be a quite isolated experience (at least from other landlords), and when you have the council onto your backside, it feels even worse!

'Reader' - I will lool into the info you have provided me with. Although I doubt Croydon Council will approve.

Gary - your info was exactly the clarification I needed. I will do one final check to see if the council with approve my current system (and then let you all know of course if I have news), but as the answer is a 99% no, at least I will not live with that doubt 'but I know of a landlord who did get wireless systems approved' when I am forced to install radio interlinked, mains wired ones connected to the nearest ceiling rose (subject to having a permanent live available).

You would think that councils would change their regulations to keep up with the times / changing technologies but we all know they are dinosaurs....... Read More

What smoke and heat alarms do HMO landlords use?

Hi Gary

I happen to be a landlord who has installed the AICO radio interlinked alarms (the 9V lithium ten year sealed alarms, the only ones considered as an alternative to grade D systems), and I am trying to convince the council that these are just as good as mains powered systems.

Do you have the same ones installed? Under what council are your properties? I might try to get my council in touch with your one as an example of a council accepting these alarms.
