The boyfriend moved in when he shouldn't have, other tenants are unhappy and fear repercussions if they get involved. I have come across these situations many times and when you get a person who thinks it's their absolute right to do whatever they want, regardless of how it affects others, civilised conversation or mediation rarely works. Especially if your head is full of weed. I speak as a Drugs & Alcohol worker. I love my work and have great empathy with the clients I work with, but when they are able to start managing their problem drug use and see some hope for their future, I guarantee you, they do not want to live next door to a weedhead! Paul is in an impossible situation. The only people who win in these types of situations are the crap landlords - who find nasty ways of dealing with these types of situations. Your average landlord only seems to get covered in the crap. I know too many decent landlords (and tenants who share the property), who have been broken by this type of behaviour.... Read More

Solicitor sold my property to a fraudster?

I am so sorry this has happened to you and unfortunately it will happen to many more of us.

I cannot offer any advice to you but what I can do is ask all property owners to please register their properties with the government property alert scheme - it's free and lets you know if 'official searches and applications are received against a monitored property'.

He simply wants to keep it because he's paid for it?

Your tenant is being awkward but it is his right. I agree you must check your insurance with it being an empty property. If you need it 5 days earlier, refund the 5 days. My tenant paid for 6 months but left after 5, he didn't ask for a refund because it was a minimum 6 month tenancy. I didn't have to fix anything and had new tenants in within days of him leaving. I didn't charge them rent during that already paid month, but they did take over all the utility payments immediately. Can't have it all.... Read More

AA my initial reaction to your comment was 'why didn't I read the Ts & Cs properly?', but I then remembered that there was no point reading the fine print as I had to get the licence or there would be a huge fine! Oh well!... Read More
