If he sent his plumber up there fiddling with your property (tank)without your permission, sounds like you could pass blame to him for the worse leak which occurred after the slow leak. Get a good lawyer to fight this & be done with him.... Read More

For my sins I not only have a MA personally, but also have the misfortune of working with them through my job. The big ones with thousands of properties are no better than the small ones, in fact more potential for human error / carelessness / lack of compassion for the little people / disinterest in the rules. Regulation can't come soon enough. Having said that it's understandable that they don't want to deal with anything if they aren't getting management fee & service charges. Surprising that they're not, seeing as the lack of regulation allows them to shaft every leaseholder and write their own cheques from our personal funds. RTM is something most have to fight for & some of us don't have the option, but you have it by default. Next best, request to buy the freehold, then you can employ your own MA. Hopefully the laws will change soon & it will be cheaper now that the CMA & government are on the case.... Read More

Your freeholder sounds pretty clueless. You're right, it IS their responsibility, but they only pass the costs onto you anyway. I'd love for my freeloader / manageless agent to send me the full insurance details, so I can get straight onto some comparison quotes, check what the MA is getting as a commission / kickback / overcharge. If you're not paying a managing fee, then no wonder they don't want to do the work, and I'd be quite happy to do it myself. I get your're abroad but can't you do it all by email? What worries me more is that they only asked for payment after the problem - were you covered at the time of the damage? If so and they're just that bad that they didn't charge you for it at the time of taking out the insurance, then they're pretty disorganised and all the more reason to take on the duties yourself - it's safer if you know you'll do them properly....
