Which Solicitor is responsible for not recognising restriction on property?

Hi Aydin,
My restriction is against a property and on Land Registry it states that the property can not be sold without my permission. The conveyancer received their primary search results back and my restriction was registered 3 days after so they were not aware and continued to exchange and complete. Now they can not register the title? are they at fault here?... Read More

Hi Mark, thank-you for your response. My comments to your points: Thank-you.
2, The property I was issued an RX1 on was owned by an asset of the company signed by a company Director. The Director took my loan in his own bank account and did not inform the other Director.
3, The restriction is lodged with LR.
4, The loan contract was with the company but the guarantor was also the Director who took the money.

The company have now sold the property without declaring the knowledge of the pending RX1. The RX1 was registered shortly after the buyers solicitor's primary search. The property has now completed with my restriction still in place so they cant register the title? and I haven't been repaid?... Read More

Hi Mark, I'm starting to think I'm not a property person anymore but a Crypto person, since my last reply to your post and investing in Hargreaves and Lansdown on Bitcoin, I also dipped into Ethereum with the same plan in a Sipps to leave. Ive since now and also look about every (too embarrassed to say!) am mining with two companies, and now moving onto ICOs - its so interesting and a breath of fresh air after all the rubbish property went through last year. I even read an article that tenants will in the future pay their rent via bitcoin...

Search under shares and type Bitcoin, there are 3 options and can be invested under Sipps and ISAs even if I get a lower return the tax saved is worth the growth (we hope). I agree with Mark the FOMO is too tempting.... Read More

Ive bought a Bitcoin Tracker Fund with Hargreaves and Landsdown in a SIPPS so no CGT. Its an ETF tracking the price of Bitcoin but linked with the Euro. I felt this was a good opportunity without worrying about wallets and mining but getting in before I feel the fear of missing out which I should of done 6 months ago... I feel its like an opportunity (maybe) of how someone years ago said facebook or amazon... if I loose my £2880 (which the Government will kindly top up 20%) then no tears but maybe....time will tell....
