Surely I am not the only landlord worried about new EPC requirements?

I insulated all my properties with cavity insulation and some with with external walls lined with insulated plaster boards on the inside with also Condensing boilers and all bulbs changed to LED.
The floors and ceilings cannot be insulated as they are concrete!
Looked into installing Air Source heat Pumps but the costs quoted are between 12 to 14 thousand pounds and none of them would guarantee the maximum power that it would be required to run these .
Got Solars panels on one of the properties 5 years ago for £ 5500 being guaranteed to generate 3.5 to 4.00KW for at least 20 years! Has never done even half and now only produces about 10 to 20% only. The Installer company has gone into liquidation ans so has the Insurance company that backed the guarantee.
Tried to look into replacing the whole system and they have gone up in Price to 6.5 to 8.00 thousand pounds although the solar panels are supposed to have gone down in price!
Someone has commented you can have them installed for £2500. I wonder on what planet!
There does not seem to be any economical way of achieving the future EPC rating of C.

Contract with a Housing Association - Just where is the info?

I had in the past rented 3 properties to Genesis where they put in their Tenants, but all the maintenances were on me and they decided to end the Contracts earlier than the 3 year fixed contracts and refused to pay full cost of redecorating and cleaning costs.

EICR - Rogue electrician scam?

This is a new Pandora's Box opened by the powers to be to enable the Landlords to be ripped by all workmen/Tradesmen now we have to rely on. You hardly find any willing to do a fair Job at fair price.
In my younger days I was registered as Gas Safe Registered installer and did my 16th Edition Electrics but age and size of portfolio forces to rely on outside help. My solution now is to shrink the portfolio to minimum just to generate enough to live in our old Age!... Read More

Tell Licensing I'd like full refunds - I don't want the houses any more!

I have reduced my rental portfolio by 16. I now have less than half the properties left. With continuous harassment by the Government (cant claim all the interest on my loans etc), evictions taking too long, no way to recover outstanding rents etc it is just not worth having this aggravation!
The councils are not at all co operative with Landlords and people like us in any of their departments.

Are Councils legally allowed to force a Tenant to challenge/appeal a repossession order already issued?

I fully now agree wth Roanch 21 but still think not all DSS tenants are really bad, but now know how the Council staff behave with Private landlords even going to support lies told by tenants to the Court. Even Social Services people say blatant lies to the Judge!
I have now decided to stop taking on anymore DSS Tenants and also gradually get out of PRS.
Surely there must be easier way to secure our pensions without having to fight constantly with the UK Government and Councils. Let us see how they are going to replace all the rented properties currently supplied by the PRS !
