Hi matt, I started out with K50 11 years ago so equates to same basically, Vanessa makes really good points especailly interest rates and voids.

If I was starting out again I would still go for HMOS , and approach agents who specialize i this area and ask them to find one already tenanted etc with all necc licensing in place, and with a potential to extend or do loft conversion to increase the tenant occupancy perhaps 2 to start with and see how it goes.
You could then look for a house for the student market that needs work and develop that.
Its quality that counts not quantity.I have mostly Hmos and flats Good luck... Read More

Its been licensed previously, then I had couples etc, its all updated with fire alarm, emergency lighting locks etc, evrything conforms just annoying that there relicensing fee is higher than in Cardiff... Read More

DPS bond contested

This is happening to me currently but as I have an agent who did the inventory etc I am claiming from the DPS the rent arrears which are 1500 . Although there was damage to locks and furniture etc, no point pursuing it as I wont get anywhere just happy if the rent arrears are paid from the bond... Read More

It seems some councils have different rulings. In Cardiff and surrounding areas 4 or more people unrelated sharing the property is classed as HMO and has to have a license abd all the rules that go with the licencse. I am having to pay for a new licence with Rhondda Cynon Taff of £500 as I have now will be having 4 tenants instead of 3
